Royal Oaks Annexation Project
Project Description: HumanGood SoCal is proposing the annexation of the 19.02-acre property to the City of Duarte. The project site is located in unincorporated County of Los Angeles lands and within the City of Bradbury’s Sphere of Influence.
Project Location: The Royal Oaks Annexation Project is located at 1763 Royal Oaks Drive in unincorporated Los Angeles County, California.

Westminster Gardens Specific Plan Update
Project Description: HumanGood has developed a master plan to accommodate its desired future growth and have submitted an application to amend the existing Westminster Gardens Specific Plan. The City required process for this includes a: general plan amendment, a specific plan amendment and an environmental impact report (EIR).
Project Location: The site is Westminster Gardens, located at 1420 Santo Domingo, which is an existing 32 acre Life Plan Community (LPC). The site currently includes several individual single-story cottage units, single story multi-unit buildings, two-story administrative offices and supporting facilities such as a recreation center and dining hall.

Mel Canyon Debris and Sediment Basin Project
Project Description: The City is proposing to construct and maintain a new debris and sediment catchment basin in Mel Canyon occupying approximately 2.46 acres. The basin will prevent rock, sand, silt, and organic debris from flowing downslope onto Mel Canyon Road and surrounding streets, causing drainage and flooding issues for adjacent and downstream properties.
Project Location: The site is just north of Glenn Miller Park at 205 Mel Canyon Road near the northern terminus of Melcanyon Road and north of its intersection with Brookridge Road.

Specific Plans
A specific plan is designed to provide for flexibility, innovative use of land resources and development, a variety of housing and other development types, and an effective and safe method of pedestrian and vehicular circulation. The Specific Plan zone shall apply to all properties lying within the bounds of a specific plan that has been adopted by resolution or ordinance of the Council. Once adopted, a specific plan shall govern all use and development of properties within the bounds of that specific plan.
